C3D will interview and program our prospective clients to determine both current and future space requirements. C3D will provide preliminary space plans to determine whether the candidate building's core and shell layout provide an efficient and adequate layout for the client.
C3D will review and comment on landlord's proposed work letter and its ability to accommodate clients requirements. C3D seeks to minimize the financial exposure to the client by noting the buildings obligation to upgrade infrastructure where it might otherwise become the cost of the client.
C3D can also create specific work letter on the clients behalf, stipulating prospective tenants requirements.
C3D assists our clients by qualifying and quantifying the unique physical and mechanical requirements specific to their business operation. This information then becomes the critical criteria in evaluating candidate buildings and their ability to support those uses. Upon selection of a prospective building C3D will then evaluate all basic candidate building characteristics and make the appropriate recommendations to the prospective tenant.
The information obtained during this phase of the project is then analyzed and compared relative to the lease and the work letter tendered by the landlord. The end goal is to provide the tenant with the appropriate information to negotiate a lease which addresses deficiencies in the prospective tenant space during lease negotiation.
